What is e-Panjeeyan?

e-Panjeeyan is Assam's flagship software application under the Inspector General of Registration (IGR). It allows citizens to register property deeds, marriage certificates, and firm registrations digitally.

How to Register a Sale Deed

Property registration in Assam has become transparent thanks to this system. Follow these critical steps:

  1. Get the NOC: Before approaching the sub-registrar, you must have an approved NOC from the Deputy Commissioner via the Sewa Setu portal.
  2. Calculate Stamp Duty: Visit the e-Panjeeyan portal and use the built-in Stamp Duty calculator. Enter the zone, ward, and property value. Stamp duty in Assam typically ranges from 5% to 6% depending on the buyer's gender.
  3. Draft the Deed: A licensed deed writer or advocate drafts the document. Ensure the Dharitree Dag/Patta details exactly match the deed.
  4. Biometrics and Execution: Both buyer and seller present themselves at the Sub-Registrar's Office. Fingerprints and photos are digitally captured into e-Panjeeyan.

Once approved, the registered deed is securely stored on e-Panjeeyan servers, replacing the old manual registry books.
