Why Conversion is Mandatory Before Sale

As discussed in our previous articles, Eksonia (annual lease) land holds no transferrable rights. To legally sell the property, you must petition the government to upgrade the status to Myadi (periodic lease).

The Conversion Process

  1. Eligibility: You must prove continuous possession of the Eksonia land for at least three consecutive years.
  2. Application: Apply via the RTPS portal for "Conversion of Annual Patta to Periodic Patta".
  3. Verification: The Circle Officer will inspect the land. Crucially, the land must be used for the purpose it was granted (e.g., you cannot run a factory on agricultural Eksonia land without separate reclassification).
  4. Premium Payment: The government charges a strict premium (a percentage of the zonal value) for conversion. In urban areas, this premium is significantly higher than in rural sectors.

Once the premium is paid through treasury challan, a new Myadi Patta is issued by the Deputy Commissioner, giving you full ownership rights.
