Unlike other states where property holders have absolute freehold ownership, the Assam Land and Revenue Regulation system operates on a leasehold basis. The two primary types of Patta (leases) are Myadi and Eksonia.
What is Myadi Patta?
Also known as Periodic Patta, this is the safest form of land holding. The lease is usually granted for 15 to 30 years and is automatically renewable. You have the absolute right to sell, mortgage, or transfer Myadi land. When buying land, always insist on Myadi Patta.
What is Eksonia Patta?
Eksonia literally translates to 'Annual Lease'. It is valid for only one year at a time. The government can reclaim this land at the end of the year without any compensation. Crucially, you cannot legally sell or mortgage Eksonia land.
If you possess Eksonia land, your primary goal should be paying the necessary government premiums to convert it to a Myadi Patta before attempting any commercial transactions.
